In 2016, Dubai's real estate market had a gap that nobody was closing. Firms sold property. Very few understood what an international buyer actually needed: the cross-border tax implications, the corporate holding structure, the residency planning. Buyers were signing contracts without knowing what would happen when they tried to sell, restructure, or pass the asset on. M&M was founded to fix that.
We modeled the firm on wealth advisory, not traditional brokerage. Before we recommend anything, we sit down with the investor and work through their country of residence, tax exposure, corporate setup, and timeline. The property is the last thing we discuss, not the first. Most agencies start with a listing. We start with a question: what does the full picture look like?
The right property in the wrong structure is a liability. The right structure with the wrong property is still a loss. We solve for both.
Every engagement starts the same way. Where is the investor based? What is their tax domicile? How do they want to hold the asset? Are they planning to relocate? What is the exit horizon? We don't recommend a property until those answers are clear. Wealth advisors have worked this way for decades. We brought it to real estate because nobody else had.

Today M&M advises investors from more than 18 countries, across three offices. We have declined to recommend more projects than we have recommended. That ratio is not accidental.
