District One is for a very specific client: someone who wants villa-scale living with water access and doesn’t want the Palm. The product is excellent, the lagoon is genuine, and the plots are generous.

Liquidity is the consideration. This is a low-volume market. Selling a AED 20M villa takes time. It’s not a liquid asset.
